TENANT LOCATING SERVICES:
- Advertise the property in the North County Times and on the Internet.
- Screen/Process Tenant Applications including Credit Reports, Income, Employment Verification and previous Rental History.
- Prepare Rental/Lease Agreements and Move-In Inspection Forms.
- Collect Security deposit and first month's rent prior to move-in date.
- Deduct Leasing Fee and mail balance of proceeds to Owner with a closing statement.
FEES:
- 40% of current monthly rent if under management contract.
- 50% of current monthly rent for tenant locating only (no monthly management contract).
MANAGEMENT SERVICES INCLUDE EVERYTHING LISTED ABOVE IN ADDITION TO THE FOLLOWING SERVICES:
- Provide monthly statements with a complete breakdown of income and expenses mailed to the Owner on the 10th of each month.
- Collect rents monthly.
- Conduct thorough Move-In/Move-Out inspection with Tenants present.
- Contract for any maintenance and repair necessary with licensed professionals.
- Schedule periodic inspections of the property.
- Service Notices to Tenants if required.
- Respond to Owner/Tenant questions and concerns PROMPTLY!
- Pay monthly bills (ie: mortgage, taxes, insurance, association dues, etc).
FEES:
- 8% of current monthly rent includes all management services except payment of monthly bills.
- 9% of current monthly rent includes ALL management services.
